What you should know prior to listing you house for sale this winter!

Is listing your house for sale this winter in your future plans?  If so, you should not go into it blindly.  Selling your house is probably the largest financial decision you will undertake in your lifetime so why not do it with a little knowledge from a Lakeville real estate consultant?!  This video is a great way to start your home selling preparation.

1.  Take photos now of your landscaping, outdoor features and anything else that you would think a buyer would be interest in.  We all know that the white precipitation will be falling soon and covering up any extensive landscaping that you may have done.  Of course, you will have current outdoor photos when your listing goes for sale but it is a great idea to have outdoor photos to show off your lawn.  It may be the factor that gets your house sold!

2.  Get all your outdoor repairs and to-dos done now when the weather is pleasant.  Home inspectors will do their due diligence when investigating the exterior of your house no matter what time of year it is.  Would you rather fix the missing downspout when it is 60 degrees compared to -10?  I think I already know the answer to that question.

3.  Decorate your house with minimal seasonal items as to not clutter your house.  This may sound I'm "anti-celebration" and that is far from the truth.  Just stop by our house during Christmas and you'll find a heavily decorated place.   Also, you will have showings so keeping valuable and delicate seasonal items put away.  Hate for them to get broken or worse yet....stolen.

Selling a house can and should be a fun experience no matter what time of the year it is.  Remember that you do not have to go at this preparation alone so seek out professional advice from a real estate agent.  This is what we do for a living and have developed systems that sell houses ALL year!   For more information on preparing your house for sale this winter and get valuable selling tips, check out this link for details.   Have a wonderful and safe fall!
