Visions for Vacancies: What Business Should Come to Heritage Commons?

What business would you like to see come to Lakeville and fill this vacant commercial space?

 

Lakeville's business landscape is constantly changing—and part of that change includes vacant properties sprinkled throughout the community.

And there’s little doubt residents have their own ideas on how they'd like to see these spaces filled.

So, Lakeville Patch asks you to imagine the future of this space. Do you see a new restaurant? A new store? Something no one else has considered? Share your thoughts in the comments below.

In this edition, we look at the large vacant building in Heritage Commons, adjacent to Cub Foods.

Where's the vacancy? 20137-20147 Idealic Way

What was it? It's actually never been anything. While the other spaces in the Heritage Commons commercial district have been occupied with all sorts of businesses, from Casa Nostra, to Star Nails, to the Minnesota School of Beauty and even a Lakeville Liquore Store, this entire building has sat vacant for years.

Vacant: Since El Lorito closed early in 2011

Current owner: Heritage Commons, LLC.

Age of structure: Built after Cub Foods opened in 2007, but the exact year is listed.

Size: As part of the Heritage Commons 3rd Addition, this building's square-footage is combined with Cub Foods, and listed as 72,190 square-feet.

Estimated value for land and building: As part of the Heritage Commons 3rd Addition, this building's value is combined with Cub Foods, which is, $6.1 million.

Total property taxes: As part of the Heritage Commons 3rd Addition, this building's taxes are combined with Cub Foods, and total $224,301.

Can't do trader joes due to the Lakeville city municipality on Liquor sales. Trader Joe's won't go to any city with out their beer & wine store so unless if that changes in Lakeville. Trader Joes is not an option (I work in commercial real estate). We'd love to put one on Co Rd 46, talk to your city!

Chipotle and Panera are a common theme. :) Are there any things you drive far away for? Like crafts, or athletic equipment?

Pet supply store, Chipotle or Qdoba, Noodles, Panera, Thai food, bakery (donuts : D ) Scrapbook store, r/c store, shoe store. Maybe a bike shop or running store. Lakeville could use a Kolhs or other department store besides Target.

A bicycle shop, such as Erik's or Penn Cycle, would probably be a good addition to answer your specific question. Right now, avid bike enthusiasts travel to Burnsville or Apple Valley for equipment, and Lakeville's large outdoors population would probably keep the place in business. That is, if the exorbitant rents that Heritage Commons demands for its space doesn't drown it within a year first.

Isn't that what the article should be asking -- is the empty space worth more to the landlords than rent relief or relaxing their premium asking price? I think we know that businesses would have settled down there by now if the asking price were reasonable in this economy.

lakeville keeps out the competition for wine and takes away from the diversity
we should have.

I'd love to see a bakery. Another venue for live music would be nice, too. A music bakery.

I like the Bakery idea, but mostly Chipolte. I think that would be a BIG hit for Lakeville. Panera was also a great suggestion. LeAnn Chin would also rock!! Healthier food in the neighborhood for takeout.

Look at Eagan - they are busy as-all-get-out trying to lure retail development....what is on Lakevilles Development Agenda? I highly doubt anything near what other Cities are doing. Lakeville is behind the 8-Ball - we take a wait and see who will knock on our doors approach instead of marketing all this land we have!
